The primary role of property management companies is to keep everything running smoothly for owners and occupants, day and night, 24/7. Often this includes sorting out burst pipes and floods. Other times it’s less dramatic but no less easy or costly to fix. This was exactly the case when a tenant complained of a leak to P.A., a mid scale property management company in NYC. A plumber was dispatched immediately to the apartment on the 47th floor of an older building and found that damage was far more substantial than initially observed.

The inner section of the cabinet in the kitchen was sodden and the subfloor was starting to buckle from water infiltration that had obviously been present over a lengthy period of time. Worse news was that when the cabinet was moved, the wall behind it was covered in mold. This caused the tenant to make a connection between his recent respiratory problems and the mold spores he was living in close proximity to. He demanded everything be returned to its former state and to move apartments while renovations took place.

The owner of the apartment was understandably unhappy after being updated. His rental income was going to be eaten up by expenses for mold remediation of $5,000, replace hardwood floors of $30 per square foot, $3,500 to remove and replace buckling floorboards and install new tiles, new kitchen cabinet, and for alternative rental expenses which now amounted to over $15,000. As the rental contract clearly states the landlord is responsible for providing a habitable property, he had no option but to honor it or face expensive litigation. P.A. also came under his criticism as he said he had lost trust in their maintenance skills.

After a detailed market survey, P.A. came across the groundbreaking technology of Triple+ which allows their smart devices to be effortlessly installed in existing and new locations (all are wireless and battery operated and do not need any cable trenching), is easily managed over the cloud and has a unique Central Monitoring Station which send notifications to multiple managers so early notification is guaranteed. Moreover, the system has preventive capability. Multiple size valves can be managed simultaneously and upon water leak detection mains automatically shut off in specific sections according to the site water line architecture. Installation. The Triple+ CLM™ system was installed in minutes in multiple apartments. Water leak sensors were placed in leak prone areas such as the laundry room, behind the toilet and under the sinks to detect leaks at a very early stage and automatically shut off the mains to prevent damages.

These leak detection sensors were connected to hubs which communicate directly with the Triple+ Cloud. This enabled the P.A. property maintenance staff and back office to be connected 24/7 to the Triple+ Central Monitoring Station and to receive real-time status updates via a mobile phone or on computers regarding abnormal water use, battery and temperature levels and if valves where open or shut. 
The system has already paid for itself, reports P.A.. Only one month after the installation their team received a couple of push notifications about leaks. Immediately after, tenants also called in mentioning that their water supply was stopped. One cause was a leaking washing machine and the other a dripping toilet feedline.
